Is a surcharge for couples possible for an HMO?
Dear All,
I have a HMO (my first) about to go ‘live’ as my paperwork has been accepted by my LA.![]()
The questions are;
Is there a different sort of contract required as I was going to use my AST template for flat rentals?
If a couple want to rent can I impose an extra charge on the standard double room rate of 10 to 15%?

I use a standard AST from the NLA – your license will tell you how many people you are allowed in each room – I do tend to charge more for two people if someone asked ‘how much for a couple’ (if the room allows it and if it’s a nice quiet tenant) but otherwise have a standard amount – but for the same of a very small amount in money it can be better to keep your rooms to one person, they are quieter and cause less fuss and wear on the place, go out more etc! This is central London – other areas may be different. Don’t pack them in, it’s not worth the hassle.

Don’t mix your tenants, if you have single occupants stick with them. If a couple fall out with themselves or another tenant it could give you major headaches. Check your licence.
