Sprinkler system reponsibility?
I own a flat where there was a sprinkler system that installed by the developer when this property was first built. Now this building is run by the Management company.
However, there is an issue with this, whereby there is a water leak from the pipes from the Sprinkler system.
Each individual flat has this sprinkler system. Can you please let me know who is responsible for this? Would it be the flat owner (e.g Leaseholder) or the Managing company that manages the building?

It depends on what the lease says. I would expect that the sprinkler system was NOT demised to individual tenants because it does not exclusively serve any one flat. However, without reviewing the lease it’s impossible to say. If the system is not demised then you need to look at what repairing obligations the freeholder/management company has in the lease.
