Selling 5 houses to purchase 10: buyers are chomping off Landlords’ hands

We’re already over half way through 2025. It’s hard to believe that in the blink of an eye we’ll be entering into 2026. We’ve been through a lot as landlords, the tax nightmares, refurb costs, struggling to rent, the Renters’ Rights Bill edging closer to implementation, bringing stricter tenant rights and making evictions even harder. The list goes on.

It’s a testament to many of us that we’re still standing, and thank god we are.

As a landlord myself, I’ve watched as my peers have clung on to an uncertain industry, worried about issues like incorporation – did we do the right thing (!?) – coupled with stretched incomes and mortgage approvals down, only the very best-located homes are holding value. But the fact of the matter is, Britain needs landlords, renters need landlords, and we need to survive.

So what can we do? Sell all our assets and call it a day? Outside the most in-demand postcodes, we’re seeing huge price drops just to attract serious buyers. Everyone else is having to discount, heavily, to sell. Despite this, the market is holding, just. But not for long. The next price drop is closing in fast.

Recently I spoke to a group of landlords who had come to us at Landlord Sales Agency to sell. It made sense that they were selling before what is predicted to be a “free for all” come August, where desperate landlords are expected to ramp up an exit from the sector in droves, driving the prices of property down further. But what was most interesting was what they were planning to do with the cash from their sales.

At Landlord Sales Agency, we’ve made a name for ourselves selling buy-to-let properties and portfolios fast, for the best price possible. We usually sell at up to 90% market value, and notably, we can sell in an average of just 28 days. Our fastest sales have been anything from 1 hour after listing, to less than 7 days. You’d think, therefore, that only those who really needed to sell would get in touch with us. But no. Recently we’ve had an influx of what we call “savvy landlords” with an inspiring strategy to sell to grow.

The logic is as follows: the Renters’ Rights Bill, increase of mortgage rates and rumoured increase in Capital Gains Tax mean that come Autumn landlords are predicted to flood the sector with panic sales, driving prices down. This means one thing: hundreds of properties available for little to no value in highly rentable areas just when a housing shortage requires local councils to begin bidding wars on rent.

Put simply: by selling low-performing freehold houses in your portfolios now, come the end of the year you could double the size of your portfolio.

It’s a huge opportunity, but it’s one that landlords must take before the autumn rush comes. Because when it hits, the window will be closed.

So who do we pick to sell? With over 30,000 private buyers on our books, property buying funds, close relationships with portfolio buying companies and a slew of first-time buyers and hand-picked local agents, at Landlord Sales Agency, our nationwide network of buyers is extensive.

What’s more, we send out text messages directly to buyers whenever a new property is listed, driving a bidding war on properties to increase the value of your buy-to-lets. Got properties with tenants in? No problem, we liaise with all the tenants for you, even rehoming if needed. Got repairs that need doing? We’ve got a team that can do them for you. Absolutely everything is managed for you from start to finish to get the maximum amount of money out of the minimum amount of effort on your part.

What you do with the cash we get you is up to you. We can get you the highest prices out there, and our results speak for themselves.

So whether you’re looking to sell to buy, or you’re looking to sell to get out and retire from the business, we’re the best in the UK to help, and we’re ready to help you today.

All you have to do is get in touch.
