Section 8 and section 21 notices concurrently?
I have already served a Section 21 notice which hasn’t expired yet. ![]()
If in the mean time the tenant then becomes 2 months in rent arrears, can I then serve a Section 8 also ?
Also, if I can presumably serve both notices, if the expiry date of the section 8 comes up first, can I apply to the courts for a section 8 hearing and then later also apply for a possession order for the section 21 if the tenant doesn’t move out, or can you only apply for one thing at a time?

Under the conditions you have outlined it is perfectly acceptable for you to run with both strategies concurrently.
You may well be pleasantly surprised to learn how cost effective and reassuring it is to have professional assistance. I am in my 26th year of being a landlord and wouldn’t dream of trying to do everything myself.

S21 STRUCK OUT ON BASIS OFF (FALSE STATEMENT)
S8 NOTICE THEN ISSUED ALSO STRUCK OUT ON BASIS OF (FALSE STATEMENT)
WAS WARNED HE WOULD BE IN CONTEMPT OF COURT BUT ISSUED ANOTHER S21 AT SAME TIME AS S8 AND IS NOW AWAITING THE HEARING WHICH IS SET FOR JUNE AND WORRIED HE WILL BE HELD IN CONTEMPT OF COURT COULD HE FACE A FINE OR IMPRISONMENT AS THE PROPERTY HE IS TRYING TO GET BACK I THINK IS NOT THAT STRAIGHT FORWARD OR COSHA
CAN HE JUST CANCEL THE SECOND S21
