Section 13 notice for rent increase – Struggling with questions 3?

Hi everyone and sorry if probably being a bit thick, but here goes:

3. The first rent increase date after 11th February 2003 is……..

What date is required here? I’m intending to increase the rent in July.

Is it the date I first notified the tenant that I would be increasing the rent last time, which was May 2020 or the date that increase started (which was Sept 2020). Or am I way off and it’s something else completely.

The last increase was mutually agreed without using this form.

    I was told several years ago that the first rent increase date is 12 months after the tenancy start date. The date may have passed but that would have been the first date you could have increased the rent legally.

    That’s correct, in that a landlord can’t increase rent more often than once every 12 months ( unless its by agreement, of course )

    I am filling out this hideous form 4 too. I’ve never increased the rent in anyway during he tenancy.

    What is the answer to part 3…

    3 The first rent increase date after 11th February 2003 is
    (see note 11 over the page)??

    Is it
    a) The date she moved in as there has never been a rent increase.

    b) The date the contact went periodic ( 12 months after moving in)

    c) The next day that rent is due ( to show on the form she has had a full months notice)

    d) the date when the rent will go up

    e) something else if so what?

    Thank you. I have read the other posts and I am still none the wiser. Sorry if I’m being slow.

    It amazes me that the government gets away with such a bad form!

    Hi Jenny – did you get anywhere on what date to put at Q3? I am having the exact same issue and unsure what date to use
