Have you paid a problem tenant to leave?

Yes I have tried unsuccessfully after several neighbours raised concerns of anti social behaviour. We were unable to gain sufficient evidence to evict under S8 because everybody was too intimidated to provide evidence so we had to rely on S21. On a rent of £850 pcm I offered various amounts until the figure reached £4000 which was declined.

Tenants on benefits will not leave willingly because they know the local authority will treat them as intentionally homeless if they leave.

We finally gained possession through the courts but it took over 18 months. The damage to the property cost us over £6,000 to repair and the arrears stood at in excess of £8,000. Shelter's website says Section 21 does not cause homelessness

Very well written and accurate. Unfortunately our current batch of politicians on both sides are not interested in the truth or in the long term implications of their policies. Their interests are relatively short term and are driven by the desire to win votes. Likewise Shelter is interested in continuing to generate funding by saying what their support base wants to hear and will not allow a minor detail like the truth stand in their way.... Read More

Conflicting S21 advice on late deposit protection?

Thank you Martin. I have done just that and await their response. I am hoping to avoid litigation but if they don't take responsibilty for resolving the issue soon I will presumably need to appoint a solicitor. What an enormous waste of time, money and effort!... Read More
