Please take a close look at this picture in Shelter’s latest propaganda (below).

Have a look at the walls and the blinds!

Would you live like this?

Clearly this mother has very little self respect and hasn’t touched any cleaning products for years.

Was the property like this when she moved in? If so why did she move in?

Even if that’s all she can afford, and it was in that state on day one, surely she would want to clean it up for the health of her child if nothing else?

These are the pictures that are being shown to our MP’s to influence licensing. If we want to stop the likes of Shelter from getting away with this ludicrous propaganda then landlords need to be asking the right questions so that people take a step back and think before they dig deep into their pockets to pay more.

For the record, if I found one of my tenants was living in these conditions I would evict, and probably report the mother to social services too. Now if that deserves the tag of “revenge eviction” I plead guilty.

I have had no letters from them whatsoever... other than the latest LHA 4-weekly rental statement for direct payment to me - it includes a deduction. I have written asking a specific set of questions for them to answer as to why they are making these deductions. To date I have had no response and their 28 day "appeal period" will soon be over.

If they dont respond I doubt the ombudsman would be happy with that.....

but my priority is to get the tenant out - so that the council's deductions from me stop....

Surely ' Liking ' Shelters facebook page just shows more encouragement - popularity for them ?
Unfortunately, they are an organisation that has disproportionate influence and publicity - as compared to the percentage of the rental market of complaining tenants that they represent.
Why on earth they have this level of influence with government , I cannot understand.

There's a difference between liking their page (which I didn't) and liking particular pro-landlord comments on the post. The more likes those get, the more frequently those comments will appear when other people read the post.

If there had been a button which said "I despise your propaganda but please update me so that I can comment on it" then of course I'd have clicked that instead. However, in the absence of that button I had only one choice to ensure I am notified of what they are up to. I'm pretty sure that anybody who knows me also knows that I don't really "Like" them and also that the number of likes for their page is meaningless too.

The reason they are so well represented is that they operate under the guise of of a homelessness charity which to the unknowing seems to be a worthy cause. If I were to stand next to one of their collectors shaking my tin for The GOOD Landlords campaign it doesn't take a genius to work out whose would fill up first.

There are many tenants like those portrayed in the Shelter campaign that take a private tenancy live in the property and fail to keep the property in good order ( cleaning and gardening)
These are the tenants who tend to move every 12/18months, from my own experience I've served sect 8 notice on tenants who had depreciated a property, and were not in rent arrears. On handing the notice letter and explaining why the landlord was issuing the tenant exclaimed "oh no, not again".
Do Landlords feel that they are becoming Social Landlords / Social workers. I know of a local Property Investor / letting Business owner who is seeking to have applicants for tenancies being requested to go through a training course before allowing them a property.
A counter campaign by Landlords should show actual images of before and after with an overlay of the costs of refurbishment in bold on the after pics, the true cost of tenants in the private sector who depreciate properties through lack of care.
