We received a bundle of keys from Estate Agency after completion. None of the keys were identified by labels. We expected to receive a key for freehold flat and three keys for the leasehold garages which form flying freehold, clearly identified.  We arranged to meet garage leaseholders to introduce ourselves and also inspect the garages. […]

Take a look at The Housing Enforcer programme on BBC iPlayer which relates to private property lets. It’s an eye opener and you’ll know what I mean when you see it with the landlord there to obey. Is it any wonder this country’s nearly bankrupt! Link >>> http://www.bbc.co.uk/iplayer/episode/b05whhs3/the-housing-enforcers-series-2-episode-11 Thoughts? I have a leasehold/freehold question and appreciate the input and thoughts of the many here.  I own a 2 bed first floor flat, the 3 bed flat below is owned by another landlord but is significantly larger therefore of a higher value than mine. There is 85 years left on the lease and the freeholder […]

For months now I have been fending off veiled and not so veiled threats from ill-informed letting agents about the consequences of not shelling out for legionella tests. I have directly engaged several letting agents on their attempts to make landlords feel as though they are committing a crime against humanity unless immediately cave and […]

Long story cut short … the last tenant (A) to move out of one of our small portfolio of 5 houses failed to pay her rent for the last month, left some minor damage etc etc and so this weekend we claimed the full amount of her deposit back from the DPS.  Her response was […]

I am a landlord with 3 Buy 2 Let properties and my own private mortgage with Mortgage Express ( 4 properties in all ). I got into trouble by not paying the monthly mortgage on 2 Buy 2 Let properties then a managing agent was appointed to collect rental income and forward amounts monthly ( […]

I am considering selling my investment property which is a terraced cottage. The estate agents have asked me to sign a Consumer Protection Regulations 2008 Questionnaire. This mostly relates to the condition of the property. Does anyone know if this is now a legal requirement? Many thanks Peter

First of all many thanks for providing support, I have now finally got the possession order for my flat. It will be emptied in next few weeks. For new tenant, my current agent is advising me to let flat to London Housing Trust housing adult vulnerable people. Apparently they give rent above the market rate. […]

I am a landlord with honestly the worst tenant ever (This was my first and last rent). I have now received a letter from the tenant claiming he has fallen down the stairs and I have received a letter confirming his solicitors (Express Solicitors) are now reviewing the case. Basically he has fallen down the […]

I’m in the process of buying my first Buy to Let property and have just received the mortgage offer from the solicitors and it states that no Dss / Housing authority / Students are allowed as tenants. In my original mortgage offer from the financial advisors which I only received 4 days ago, there is […]

We signed a new tenant in a house share on a 3-month tenancy due to end on the 30th of June. He has been nothing but trouble, moaning and complaining about the other tenants, filling most of the communal cupboards with his food, and now on the weekend he threatened our very nice Vietnamese tenant […]

I have asked an estate agent to help me to find tenant for a flat in London. Initially I was looking to pay for full management as we are not from London, so negotiated rate 8% inc VAT with no additional charges (ie. finders fees, inventory etc) which I understood would be deducted from the […]

I have a victorian house that has been converted into 2 flats. The issue I have is that the tenants I have in the lower property are moving out due to the noise from above. But they are saying that its not from the fact the the property isnt sound proofed (standard with these types […]

Do any members have advice on buying a property abroad?  I’m interested in Spain – finding a property to let as a holiday home. Anticipated returns, management options, dealing with banks/buying process etc. Any advice would be great. Thanks Rob

Back in 2005 I remortgaged my residential home and bought 2 BTL properties, the amount remortgaged was £130,000 and the interest rate was 5.95%. Therefore there was an additional annual cost to me of £7,735.  I have since sold my residential house and moved, in fact moved twice since and now have a residential mortgage […]

I am buying a flat from my parents. It has a tenant who has been there for around 5 years. I would like the tenant to stay but am a little unsure how I go about the transfer of the contract from my father to me, and who does it?  My father used an agency […]

The Sheriffs Office has released a short video aimed to encourage private landlords to consider using High Court Enforcement Officers (HCEOs) when they need to remove tenants quickly to prevent further rental income loss, damage to their property or antisocial behaviour. Evicting tenants from residential property or trying to recover overdue rent from an unwilling […]

Rent Guarantee Insurance, commonly abbreviated to “RGI”, is a form of insurance generally provided by organisation who provide highly sophisticated and systematised professional tenant referencing services.  The insurance is generally offered where the tenant(s) are considered to be low risk in terms of their ability to pay their rent. Such things as credit status, credit […]

The Conservative Party has shown minimal intent to further regulate the private rental sector, as opposed to Labour who had proposed many changes including rent controls and a national landlord register. However there are some fears that relaxed regulations will not only make things easier for good landlords but also for ‘rogues.’ Rogue landlords can […]

Just wondered if anyone has used the Easy group to manage their property and if they were any good?  At 3.6% of the rent per month it looks pretty good to me Thanks Lee

A few weeks ago we were contacted by a landlord who wanted to know whether we could help him make an insurance claim for damp. He described the problem to us and what he had been doing for the last few years to attempt to cure the problem but something just didn’t add up.  We […]
