Shaun Green had a major impact on my life and the lives of countless others. I will name just a few in this tributary blog. He was one of the key people who helped us to build one of the most successful mortgage brokerages the UK has ever seen – The Money Centre (UK) Plc. […]

My mum has come to the end of the term of her mortgage with Mortgage Express. The loan is £100,000 and realistically the property would only sell for about £75,000 max. The term ended in March 2015.  Has anyone any experience with a buy to let mortgage coming to the end of the term with […]

I have just received this message from my letting agents and would be interested in members opinions.  “Hi Ray I Have a problem with the new tenant. He is a student and in the UK on asylum so he doesn’t have a valid visa.He has a court appearance in september to decide whether he can stay […]

I have been browsing Property118 for a while before taking my first steps into Landlord-dom, and find the information here invaluable – thanks. I am considering buying a 2 bedroom flat in an ex-council block in Romford, Essex. The block is well maintained and secure with door entry phones. The property is currently let to […]

Hi, I have a Tenant who’s only been in my property for about 2 months and now wants her partner to move in with her, but not to add him on the Tenancy. She has been good and up to date with rent, however she has suggested that she keeps the tenancy agreement in her […]

Does a tenant have to be given opportunity to put right any issues at the end of a tenancy themselves now they have left (they are wanting this option)? I’m sure I have read somewhere in the past that you should give them reasonable rights to make good anything highlighted.  Thanks Luke

I recently split up with my partner and the fixed term contract will go onto a statutory periodic basis after the 15th of May 2015. Ive given my notice, now been told by the estate agent that I cannot give notice unless my ex gives notice as well, does this mean I’m stuck to live […]

In 2012 we bought brand new flats in a brand new building of 4 flats. Out of the blue we were able to purchase a third flat in the building which we did. Obviously the management charges are for us to be responsible for x3.  We don’t know how to go about the possibility of […]

I’m looking into topping up loft insulation in a couple of BTL properties in Essex. The current tenants would not qualify for any grant, as they are not in receipt of qualifying benefits, are of working age, and currently have at least 100mm of insulation. Both properties are 2 bed terraced built approx. mid-1990’s.  Does […]

New tenants asked to be released from an agreement after 1 month because of anti-social problems, via the letting agents I agreed. They accepted in an email that they had to pay rent until a new tenant was found and also pay their setting up fee. However, they refused to pay citing that the agent lied […]

Hi, I purchased a 1 bedroom flat in a small converted office block in November 2014, which dates back to the late 1800s. At the time of purchase, the conversion was nearly complete and I was told it would be finished by Christmas 2014.  As usual, I encountered delay after delay but my flat was […]

I am one of 5 leaseholders in a small block of flats where the freeholder has the right to appoint the managing agents. The freeholder has agreed a fee of nearly £300 per flat to manage the building which has no lift nor a car park and I am told we have to lump it. […]

Hi All Quickly about me – I’m very much a novice. I have two properties, one a BTL in Warwickshire and the other a holiday let in Norfolk. Both are doing OK. I want to start ramping up my portfolio and am in a position to re mortgage the Warks property and release approx £60K. […]

I intend to purchase a property with cash at an auction next week. What I would like to do is get a Buy to Let mortgage immediately afterwards to release capital. I would then renovate and would probably sell on, although renting it out could be an option.  My mortgage broker has informed me of […]

Your risk So you have bought an old pub or office building and your mind is brimming with ideas of redeveloping it for residential use – a dream home for your family or extra income through letting or selling. Whilst you may not think twice about leaving your new property unoccupied as you draw up […]

I have been a private tenant for 25 years, living above a commercial premises.  Totally out of the blue 3 weeks ago we received a section 21 notice from our landlords solicitor. I would like to point out here that we have ALWAYS paid our rent, council tax and water rates. Anyway, we have received this […]

I’m currently looking at making my first investment – I have saved up just over £15,000 and my plan at the moment is to invest in either Sheffield or somewhere in Greater Manchester like Salford.  Really I’m looking for advice on how suitable properties between £50-£75k in these areas are for buy to let? How […]

I am thinking of buying a newly converted flat (leasehold) that I really like. My mortgage broker however pointed out an issue i.e. it is newly converted and I would be the first buyer since conversion. The property has a building control certificate saying all work complies to regulations but doesn’t have any guarantee that […]

At present I live in a property and have had issue after issue with repairs. The biggest problem involved damp and mould to which I invited environmental health to view. They suggested many were living in worse conditions but my property was in fact poorly ventilated. The letting agent was advised on recommendations to be […]

I’m buying one flat in London and looking to exchange in next few days. However, I have just heard that the vendor  didn’t have an inventory done at the beginning of the tenancy. He has given section 21 notice to tenant for him to leave in about 6 weeks.  Is there anything you can think […]

How much notice is a tenant required to give a landlord once it has become a SPT (the rent, on the original fixed-term AST, was paid weekly). I have heard/seen/read ‘one month,’ ‘four weeks’ and ‘one period’ (i.e. one week).  If you could back up any answers with a source, that would be fantastic! Many […]
