My tenant is facing eviction due to rent arrears and has reported a break in. I’m seeking your advice to what may seem an obvious answer. She apparently was away on holiday and phoned the letting agents to advise that her ex boyfriend drove past the house and informed her that the house had been […]

I’m in the process of purchasing a maisonette with ground rent doubling every 25yrs and will be £4,000 in 100yrs. I appreciate £4,000 will probably be £400 of today then but won’t this affect the cost of extension in 40yrs when it’ll be down to 80yrs? The current term is 122. I’m worried about the […]

I am desperately looking for advise. I have had a tenant via Social Services for 3 years. I needed my property back so I served her notice to leaver under Section 21 in June 2016. She was due to leave in September 2016. Social services extension to stay on her behalf, which I granted. I […]

At one of our BTL Property, we had some wall damp issues (apparently caused by outer wall/ roof) and have contacted the managing agent/freeholder around 5-6 months back and have been constantly asking them to do the rectification work. They are not denying to do the work,  but also not giving us a timeline. Every […]

Agents will be able to respond until the 2nd of June to the government consultation on banning letting agent fees to tenants. This is in an effort to make the upfront costs of starting a new rental for tenants more affordable. The Government said it is looking to halt unfair charges being imposed and stop […]

I have a residential property on a private lane and my tenant is constantly complaining about the fly tipping and other undesirable activities. Mine is the only residence on the lane – there are garages on the road and some commercial premises that back onto the lane, and these all have rights of access. Putting […]

I rent out two flats in Reading. In one case the freeholder’s agent (Simarc – mentioned elsewhere in your forums) asked me to register my tenant. I duly did and paid the requested fee. I have now received a further charge for tenancy renewal despite the fact that my tenant is staying on and has […]

I read with interest regarding partnerships to mitigate tax. I have spoken to my accountant and he says when it comes to the application to set up a partnership tax UTR (unique tax reference) the description of the trade involved has to be specified which he reckons could be an issue because HMRC may argue […]
