Hello Folks, Are there any landlords out there being asked to provide Leaseholder Deed of Certificate by ground rent management Company due to the Building Safety Act 2022 and associated regulations?
It seems quite complicated and I’ve not got a clue about it.
Has anyone managed to complete it?
Any advice will be much appreciated!
Thanks,
Kin

Hello
There is no point filling this in if you are a landlord as you will not be covered for any works. It seems particularly nasty as it has a date of February 2022. So if it was a BTL property in February 2022 and is subsequently sold to an owner occupier, they will not be covered. At least that is how I understand it.
Why would a freeholder ask for this now if an EWS1 was done years ago and it was clear? Anyone come across that?

Not sure what you mean by assessment but chances are there is asbestos. It is a legal requirement that you have a report. You say “we” so I assume an RMC?
Yes it is common and you should have heard of it!
