Most landlords and tenants are familiar with the usual costs that can crop up when moving out of a rental property. Cleaning fees, deposit deductions, and damage charges are nothing new. Yet one tenant in Birmingham was left stunned when their letting agent issued a £50 bill for an ‘air freshener fee’. The explanation? Apparently, the flat had a lingering odour of cooking spices, and the agent claimed industrial-strength air fresheners were required.

The tenant, who had lived in the property for three years, said they had always kept the home clean and tidy. They were shocked when the final inventory report included a line item for “strong fragrance removal,” which translated to a £50 charge. After querying it, they were told bluntly by the letting agent that “fresh air costs money.”

Stories like this raise serious questions about the transparency of charges levied by some agents. While landlords expect their properties to be maintained, spurious add-on fees often do little more than generate resentment from tenants and bad publicity for agents.

For landlords, trust in your agent is critical. Tenants who feel unfairly treated are less likely to take good care of a property, less likely to renew, and more likely to create disputes.
