Dear Property118 readers, I received the follow request for assistance today from a Daily Telegraph journalist.

I’m writing an article today looking at the mounting problems landlords face in the time of coronavirus – ie, rent losses, the six month eviction notice period, falling rents in cities such as London, continued tightening regulations and new tenant trends, such as a shift from flats to houses.

I’m keen to find a case study of a landlord who is experiencing some of these problems – I was wondering if there was anyone in your network who might be interested in sharing their experiences, and their opinions on how government policy should change?

If anyone might be able to spare 10 minutes for a short telephone call some time today I would be very grateful.

Thank you so much for your help.

If you think you may be able to assist The Telegraph property news letter please email info@property118.com and your details will be passed on to me.

Hi

I'm very happy to help. I'm a full time landlord and have been for 20 years. My properties are in London and rents/demand have fallen dramatically in my areas. I've no experience with evictions but plenty with all other aspects of the affects of covid if that helps

Very very tempted! But once you put your head above the parapet you become fair game for vilification.

We are happy to share our experience too. Our long term tenant, who has been with us around 8 years, she fallen into £3000 areas last year way before COVID 19, we still allowed her to stay over Christmas, she promised to move out in January, but never did, we started the process of eviction in February. But She is still in our house with arears of £14000 and protected by the Government at least till 11 of Jan 2021. We as Landlords been completely neglected and let down by the system.

Ros,
I know you asked for self referencing but an excellent nomination would be Craig Lundberg, " An army veteran who was blinded during service in Iraq" is now a landlord, climbed Mt Kilimanjaroo and " with his partner Nicola Carter have three young children and together run the Whitegates Woolton Office which they have owned since 2016"

Thanks everyone . I have passed on all the contact details given to me via Neil, and Melissa Lawford of the Telegraph has just thanked us and said she will be contacting them all.

Evening
Ive just picked this up, but feel free to pass on my details if possible. Im in the same situation with a tenant who is clearly using the covid situation to her advantage. . Ive written to my MP and Robert Jenrick but no reply from him. Its about time the media delivered to the public, the truth that we massively affected too.

I've been through one nasty eviction and just on a 2nd. Just remember that final rental losses will escalate far more than the first 6 months that the S12 or S8 needs. Think of the backlog in the courts April next year? A difficult eviction can take 6-9 month from the start of court action. With court backlog, I suspect the legal eviction time will double to say 18 months plus the 6 months S21/S8 time. If your tenant has stopped paying rent, you could be looking at housing someone for free for 2 years.
