House price growth slows in Scotland

Average house prices in Scotland rose by £3,532 over the past year, according to analysis of the latest index by DJ Alexander.

The figures show average prices grew from £183,152 in March 2025 to £186,684 in February, a rise of 1.9%.

That rise still leaves Scotland ahead of England and Wales, where average prices fell by £1,742, or -0.6%, over the same period.

Scotland’s average house price reached £193,044 in November 2025, before falling by £6,360 in the following months.

Scotland’s market slows

The firm’s chief executive, David Alexander, said: “These figures show that the housing market is slowing in Scotland.

“The figures show that this is occurring across the whole of the UK with England and Wales already seeing average prices lower than a year ago.

“This is to be expected given the slower fall in interest rates, the cost-of-living crisis facing the UK economy at present, and rising levels of unemployment.”

He added: “There are also signs that some buyers may be priced out of the city centre market and are escaping to the surrounding areas.

“The substantial rises in areas such as Inverclyde is unexpected as it is the cheapest place to buy in Scotland and these figures show an increase of 11.3% in a year which is very high.”

Where prices rose

Inverclyde recorded the largest cash increase, with average prices up £11,422 over the year with East Dunbartonshire following with a rise of £10,880.

Moray increased by £10,303, Renfrewshire by £10,138 and South Ayrshire by £9,727.

Five areas recorded price falls and Aberdeen saw the biggest drop, with average values down £7,517.

East Lothian fell by £2,352 and Highland by £2,044, Stirling dipped by £344 and Midlothian recorded a fall of £196.

Edinburgh remains the most expensive place to buy a home in Scotland, with an average price of £294,990.
