Hi, I recently purchased a flat in a building where a sprinkler system was installed by the developer when the property was first built two years ago. The building is now managed by a management company.
However, there is an issue, whereby there is a water leak from the pipe joint (PVC L-Bow) above the ceiling within my flat from the sprinkler system.
Each floor has 3 flats with 1 communal sprinkler stop valve distributing water to 3 flats. Can you please let me know who is responsible for this? Would it be the flat owner (e.g Leaseholder) or the Managing company that manages the building?
As management company’s responsibilities lease says: “To maintain and keep in good repair, decoration, and condition; and to renew or replace, as appropriate, the structure of the building, any pipes used in common by the tenant and any tenant of a dwelling, the fire safety doors, the door frames, the door furniture, the window frames, the window furniture, the building’s internal common parts, and the estate common parts, to the extent that the foregoing are not included in the demise or transfer of any dwelling, and to the extent that the foregoing are not expressly made the responsibility of the tenant or the tenant or transferee of a dwelling.”
Any advice would be greatly appreciated.

Any pipes used in common by the tenant and any tenant of other flats…….and
to the extent that “none of the foregoing are included in the demise”
So what does your lease say about what you own (your demise) and
what are the allowable costs for service charge?
