Do I still pay service charges for my flooded leasehold apartment?
Hi, I live in a leasehold apartment which suffered serious flooding 10 months ago and caused a lot of damage.
Since then, the loss adjusters and builders have been working on renovations, and I have not had any access to my apartment during this entire period.
Given that I’ve been unable to use the property for such a long time, I’m wondering if I’m still required to pay the service charge for the apartment, even though I’ve had no access for 10 months.
Any advice would be greatly appreciated.

You can negotiate but yes.
Read your Lease for the penalties that can be imposed if you don’t.
At worst a s146!
Also read the Insurance Policy as may have loss of rent included if the flat was tenanted.

Do you have Contents insurance cover and if so does it include water damage and for costs for alternative accommodation which might cover service charge due if you hold a long residential lease
