Hi, I have just received a letter from the leasehold managing company informing me they are no longer going to manage in the future and that a new company will be taking over in January.
My question is should I have been consulted on this? Can they just transfer to the new leasehold managing company without any discussion with me?
Any advice from the Property118 community would be greatly appreciated.

Unfortunately no. If you have a Residents Management Company, then you may have some redress – but the only way to control the choice of managing agent is by obtaining Right To Manage or buying the freehold.

If you check your lease (available online from the land registry for about £10) it will tell you who owns the freehold and the rules about the management of the building.
Someone has made the decision to change but we don’t know why.
It could be the company is merging or the freeholder has a new agent, but it isn’t clear what the “leasehold managing company” is doing. Do you mean the people who manage the building… Repairs, cleaning etc or do you mean a company that is managing the leases (for the freeholder) who may just be collecting the ground rent

As a leaseholder, without RTM or RTE, you have virtually no entitlement to anything, unless your lease says so. You don’t even own your home, and could be kicked out even if you’ve paid your mortgage.

Hi company managers the flats garden cleaning maintenance but don’t collect ground rent there are no longer willing to continue with the management and have sent letters to us saying from 1 January this other company is taking over

What does the wording in your lease state to whom you are to pay (1) ground rent and (2) the service charge and the actual services which you are contributing to.
