Hello, I have an apartment in Islington which is rented out. Since completion 10 years ago, the managing company has never been able to issue the hot water and heating bills in time.
Initially, it was a few months late but now they have yet to issue 2022 bills. One excuse after another. Clever tenant will not renew tenancy and did not have to pay for the heating bills.
Hence for 10 years, I have been paying my tenant’s bill. Many landlords in the building are suffering from the same issue.
What can we do to force the managing company to issue the bills on time?
Can we recoup our loss from them?

By “managing company”, do you mean the freeholder’s agent or a leaseholder RTM appointed company, in any case, why are utilities not charged directly to the apartment by the supplier?

Reply to the comment left by moneymanager at 26/06/2023 – 10:04The managing company is appointed by the freeholder. We have community heating that supply hot water and underfloor heating. They claim some of the meters are faulty (thats 10 years ago) and had not been able to rectify the problem or suggest a solution. Most of the leaseholders are staying in and it does not bother when they get the bills late. However for those units that are rented out, the tenant will not pay for past tenants’ bill. Hence we get frequent tenant change before they could receive the heating bills. What course of action is open to us
