Continuity of Periodic Tenancy
I have a periodic tenancy in a property that is currently managed by a Letting Agent. ![]()
Should I wish to terminate my contract with the agent and manage the property myself, would I be able to retain the tenant on the same periodic agreement?
I have read the terms and conditions of the Letting Agent and as far as I can see, all that they require is 14 days notice of termination. The agent was paid their finder’s fee of 50% of the first month’s rental fee upon inception of the initial Assured Short Term Tenancy Agreement.

Hi Mike,
I’m glad you took my comments (and Mark’s for that matter) in the spirit they were intended, which was to forcefully but professionally present a case for why good letting agents (and “good” is the key word, I’d be the first to say there’s some poor ones) earn their money.
There is a perception amongst some people that letting agents do very little. By and large I just accept this as part and parcel of the job, but forums such as this are an opportunity to beat the drum a bit on behalf of me and my fellow agents.
