    2. Typology of landlords
    Stakeholder interviews suggested that the main types of landlord were:
     Large scale landlords (more than 50 properties)
     Professional landlords
     Experienced landlords
     New landlords
     Accidental landlords
    While these categories overlap, the general view was that larger, more experienced
    landlords were more likely to be professional and to invest in their portfolio over the
    longer term, while newer, small and ‘accidental’ landlords were less likely to be so
    professional.

    Hi AL, when was this Budget Mortgage Relief Calculator sent out by Upad? I get various emails from them but have not received this calculator or can find it on their website or blog although I might have missed it. Reason I ask is that I use Upad for ads, so would like to know.

    I got one from them on Friday which was entitled “Landlords get ready for worst winter for 65 years” with a link to http://blog.upad.co.uk/blog/landlords-get-ready-for-worst-winter-for-65-years

    But not about the budget or link to any calculator.

    Did you get a different one?

    It must be different, although today’s email links to the same blog about winter weather as yours did yesterday. I am not going to post a link to their calculator because it is misleading.

    1. The proposal undermines one of the principle arguments being used against GOs proposal ie tax should only be payable on actual profit.
    You will lose the support of those LLs who only break even (although what these LLs will do when interest rates rise is an issue).

    2. All LLs will have to remortgage at some point (I have 2 properties whose mortgages come to the end of their term in 2018) the model under which they where purchased may not be viable with a repayment mortgage. Personally I would face triple whammy of potentially higher interest rates, a new tax and a repayment mortgage on those 2 properties would probably make them unviable. I’d rather just take GOs proposal as is!!

    The other major argument against GOs proposal is that of fairness. To propose a tax change that hits certain LLs disproportionately harder than other LLs is no better than GOs existing proposal.

    Let’s keep it simple and propose any new tax be only applicable to new purchases..

    Barry, I totally agree that this should only apply to new purchases.

    We purchased our properties under old model therefore to hit us with new set of rules and taxation is totally inexcusable and unjustifiable.

    Sorry, I might be going off tracking with this question:

    The new legislation regarding Smoke Alarms as well as Co2 alarms, does it only apply to new tenancies from 1st Of October or is it new as well as existing?

    As I think I have read somewhere that, existing will be affected from 2018?
