Landlord since 2006; small portfolio properties and take this role seriously. Uses a managing agent to ensure compliance with all the latest regulations, but maintains a hands-on approach to property/tenant issues to resolve promptly and efficiently. Professional career embraced PR in high-tech, and other business environment; then moved to HR in large corporates. Both professional streams (HR/PR) and the business environments provided sturdy foundation for understanding how to deal with people and legal frameworks; and exposure to tribunals, both in former business career and more recently property/tenancy tribunals. Philosophy: treat people how you would like to be treated yourself, expect them to respect that and respond to you accordingly. Don't be surprised if the latter doesn't happen!

So Chris, what 'view' did you take, and how did you deal with the matter, as you mention in your penultimate paragraph? Perhaps you gave in to his demands? If so, maybe you can pursue a claim through Small Claims...

Thanks, but I think you 'missed my point'. The Council weren't interested in tenancy documentation but whether that individual was in residence. One clerk stated that the individual could not be resident in two homes! I was able to prove...

I had a situation (a few years ago) when my tenant was offered Social housing but retained access to my rental while she "moved things over gradually". Needless to say she didn't pay the rent that month despite promises. The...

So the report (click on "research" in final paragraph of the article) says 4.8m renters, sample size 2015 - about 0.04%, so not really representative of the population of private renters. Survey of these 2015 responders undertaken online over 2...

I don't know the terms of your rental agreement with said ex-tenant but assume that council tax was not included in the rent? If not included then they are responsible for the council tax until you had legal repossession so...

Sadly this happens where someone moves on without a forwarding address, frustrating and worrying for you. It is illegal to open mail that is not addressed to you (however tempting - but who would know?), but understand you are curious....

Mike: have you considered offering it to your current tenant? See if he is interested; with a salary of £78K he should be able to get a good mortgage.

Hi Karen - that's not a "contract" simply an offer letter. It refers in the letter to a contract, which your tenant says they don't have sight of! If he hasn't got that contract then his employer is in breach...

Hi David Have you contacted the Child Maintenance Service (CMS) ? This replaced the CSA about 10 years ago, but maybe you already tried this route? The CMS is for all new claims for child maintenance and for parents who...

Hoorah to Mr Khan for his aspiration to provide more social housing by re-purchasing former council properties previously sold off with huge discounts to their tenants who have profited. However, I still can't get to grips with the maths quoted...

This is a very unpleasant and intimidating situation for you Noela. As John Mac and Lord of M suggest, check out the planning consents for the barn including its permitted usage and whether your neighbour is contravening that consent and...

Ooooh, I feel very uncomfortable about your comment "waste any funds on Legal Advice"; that could be a false economy. You have indicated in your article that his communication has been "verbal" regarding his fixed tenancy expiry - there's always...

Hi BB, I think Rob Crawford's response of first option sounds reasonable, but get some legal advice as we don't have all the information/detail that you hold. If he's moved out but left his furniture, then talk to your council...

Reply to the comment left by Trapped Landlord at 18/02/2020 - 13:46Perhaps he's managed to secure some sort of 'legal aid' given he is a carer, so assume low income. So on what basis is he claiming £10,000? Surely not...

So nothing to apply to social housing (housing associations, council housing), only us in the private sector? Why are they exempt ? (I know that is a rhetorical question)
