Presumably this proposal would require that the property remains rented for a minimum time following the grant-aided works. Maybe at least 10 years before it can be sold on the open market?
There is one more trip-wire that is not yet fully recognised. It is the rise of AI in most professions that will progressively decimate white collar jobs as well as more mundane employments. These formerly secure occupations have provided good...
I believe that the £50,000 qualifying income is to reduce progressively over time until all property income to private landlords (as well as the self employed) will be required to join in the fun.
Surely the inclusion of the intention to sell up his portfolio was also a contributory explanation as to why HMRC made an exception? Not just his claimed difficulty in using MTD software.
''72% say higher rents could be used to offset additional costs or risks.''. This sounds reasonable until you realise that tenants paying higher rents will be more incentivised to move on to a cheaper place or might default on payments,...
I believe that the Portuguese tax rate of 10% is currently a proposal only. Existing rates are 25% for resident and 28% for non-resident landlords. Mortgage interest is not deductible before tax.
I will defend Rachel Reeves here. By placing her home for rent through an agency I think she has a reasonable expectancy that she would be advised if landlord registration was necessary, just like any other person in a similar...
Reply to the comment left by Desert Rat at 05/04/2025 - 14:22You are right. The article doesn't indicate whether the landlord was under water due to increased mortgage payment rates or other financial demands upon them.
I would make two comments about the article. The first is that when Margaret Thatcher instituted the sell off of council houses and flats it was to reduce the ever increasing costs of their maintenance, which bill falling to council...
I don't understand a comment that landlords with an existing EPC rating do not know what improvements can be made and how many points would be added. My EPC documentation clearly lays out proposed improvements together with the additional points...
Things might get tricky if your son invites a friend to live in the property, especially if any money changes hands. Gas and EICR prudent for safety and reliability. Might be worth taking legal advice for reassurance.
I have been a landlord for 30 years and am selling up in order to avoid ever-more rules and fees. I have been lucky with tenants but wouldn't consider entering this market now as it is much too loaded against...
I have had 2 EP assessments for rented properties and I think both were generously interpreted by the assessor. I suspect that this was intentional to avoid a rating that could render either property to be thereby unrentable and tenant...
Reply to the comment left by Frank Jennings at 05/08/2024 - 10:32But in future will rental businesses want to buy properties sold by private landlords? Any with worse than EPC 'C' rating or those with leasehold restrictions? Or those requiring...
I suspect that some in Government assume that private landlords will need to use section 21 eviction process in order to be able to sell a property. They do not seem very aware of those of us who patiently wait...
I suspect that landlords with several properties may be selling any that are not EPC 'C' or not readily made so. Such additional costs in addition to those already in place as well as others threatened in future make disposals...
You say that you changed the property agent in May 2020. Could it be that the tenants moved out, coincidentally, at that time and informed the previous agent? Have you confirmed that the original tenants were still living there after...
I think that BTL in PRS became non-viable after the Government removed mortgage interest offset against rental income. Expenses due to (major) repairs now represent a proportionately larger reduction in income. It might be worth considering forming a company to...
Agreed. The total number of spoiled votes is announced by the Returning Officer at the announcement of the election results. They normally represent under 0.5% of votes cast and only re-examined where they might decide a very close result -...

It is already a requirement that rented property has an EPC rating of E or better and tenants have to be given a copy.
