Councils tell tenants that if they leave before bailiffs they will be voluntarily homeless and won't be able to get help with housing. Understandably the tenants are then afraid to leave after the possession order.

I'm also interested in responses as I may be in a similar position in a few years. However, I live in and still own one of the three flats. If the others aren't interested I would need to convert mine...
I'm selling up and I have offered my flats to three of my tenants to buy. They'd been in the flats for over 3 years. They are all on very good salaries in stable jobs. However, none of them wanted...
One point to mention is that without waiting for bailiffs tenants can't go to the Local Authority for housing so many will wait until that point. Or even ask the landlord to set this path so they can get Social...

If you've already started with the Section 8 you have to follow the course of action. It's a shame you weren't advised to use the faster Section 21 route. You could do that now I believe. Contact Legal for Landlords....
I find it odd that you said it's a 'desirable property' yet hadn't inspected it after the previous tenants left. Also, the Agents hadn't told you after the first viewing that there was a mould issue. None of this rings...
As usual they have not thought this through. Would they expect newly appointed MP's to evict their tenants then and sell their properties? By the time the eviction goes through they might have lost their seat :) As it is,...
I was in a similar situation and was refused insurance by one broker but another one I often use was fine with it and didn't charge me extra. If it costs more I would charge that leaseholder the extra portion...
It's mad for an investor to want the flat with a tenant in situ. It makes things more complicated even if the solicitor will allow it. In this market they would be able to rent it out at market rent...

A local Estate Agent told me the other day that they're handling such purchases. It's a good idea and cheaper for the Councils as they know the history of the properties. Also the private owners may have done some necessary...

I have unfortunately had to evict 3 tenants in the past 3 years using Section 8/Section 21. In all cases I used Legal for Landlords who thoroughly checked all my documents and I had to specify how each notice/document was...
I've bought 8 flats in the last 10 years. In every case the solicitor would have sight of the lease (and show me) in the first stages of the purchase. I think your solicitor wasn't doing due diligence in not...
I had this exact issue recently except that I am the Freeholder and the flat was recently purchased in auction, with a short lease. When I took over the Freehold 8 years ago I knew the flat had been converted...
I first started working in the property field 40 years ago but became a buy to let landlord about 15 years ago with a portfolio of 8 flats in North London.
