A comment on my experience with EPC and ASHP . Some years ago I installed solar panels. To get FIT payments the house needed EPC D. It is old and has internal wall insulation behind plasterboard. I had to make...
Heard from the Council and it is not necessary to report the HMO because it does not need licensing. But need to follow the regs. For us I think it only means additional PAT testing and verifying all smoke/heat/CO alarms...

Thanks to everybody for your advice. A few points/clarifications: 1. The friend has not yet moved in so I have some time to try sort things out. 2. They will be in breach of AST - will check details. 3....

He's put it in as a C3 but now says there are regs that fail it and it has to be moved: “We would have to relocate the consumer unit, to somewhere else in the cupboard which would involve extending...
Has anybody had a EICR fail because the consumer unit is right next to the gas meter? Apparently that is another of the reasons the EICR for our flat has failed! Moving either is seriously expensive. That electrician clearly does...

Thank you for the advice. Have found out about the 28 day time period and we are taking steps to arrange for the work, but sending EICR to local authority is a new one - is it a requirement only...
