Auction property that appears to be un-mortgageable

I intend to purchase a property with cash at an auction next week. What I would like to do is get a Buy to Let mortgage immediately afterwards to release capital. I would then renovate and would probably sell on, although renting it out could be an option. Auction property that appears to be un-mortgageable

My mortgage broker has informed me of the following problems.

My main problem is that the guide price is £30k and that no lender would lend on something that cheap.

Secondly, that no lender will lend on a BTL basis on a renovation project

Thirdly, even if I renovate it no lender will mortgage it until I’ve owned it for more than 6 months,

Is this all correct?

Does anyone have any suggestions for getting round this?

It is not necessarily the anti-money laundering checks that hold matters up. It is just as likely to be an issue with the property raised by the lender or its surveyor. We had to get written confirmation from the housing officer that a 2 storey HMO with 6 occupiers (a) did not need planning permission and (b) did not need to be licensed. This despite this information being on the Council's website and the lender's own lawyers telling them it was so. Luckily it did not prejudice our transaction but it easily might have. The lender's surveyor set a hare running that was a lot of trouble to shoot! Luckily we know our housing department and they were willing to help and responded promptly.

Having seen an inexperienced buyer lose a deposit because of title and planning issues, my view is that I would never buy at auction unless I was able to buy without getting a mortgage.
