Has anyone used a trace agent to trace ex tenants? Was it done to your satisfaction? Can you recommend any good companies.

what method did you use to recover your rent? I enforced my through the attachment of earning, full recovery.

Hi
in this case I negotiated with the tenant (I managed to get mobile number), but we failed to agree on a settlement (tenant had some other issues, not really to do with me….long story).
I then got a CCJ through the normal small claims court procedure (tenant did not show), and negotiated again more succesfully, as the tenant did not want to keep the CCJ, or have bailiffs at the door. Attachment of earnings was not possible in this case, as this tenant was self-employed, but I have used that in the past and it works well.
The tracing agent did not supply proof of the new address, though to be fair I didn’t ask for it. I spoke with them and I think they found the new address through some sort of credit search, which is why it is best to wait a while.
The trace cost me £35.
