Has anyone used a trace agent to trace ex tenants? Was it done to your satisfaction? Can you recommend any good companies.

I used FinderMonkey and they found the person I was looking for in less than 24 hours (unfortunately getting the money owed to me is taking much longer than that!)

I would run with Anne's endorsement - Finder Monkey is one of the NLA's recognised suppliers. I have never had cause to use a tracing service personally, but I have been advised they advertise up to a month to find on AVERAGE BUT COULD BE LONGER.

A waste of time, from my one experience, if the tenant used false Identification of a real person, who had been deported....my rent guarantee insurance, paid my rent for 6 months and court costs including bailiffs, thankful no damage to speak of. Insurance Cost around £150 fir 12 months Then the insurance company tried too chase him and spent a fortune and 6 months before giving in, and never found him...Why? Because the real man had been deported and the fraudster, well know one new who his real name was, as he used real credential but a fake Driving licence and passport....so walked away owing £7000 in rent arrears, gas and electricity bills, credit cards, Sky TV...etc...if the persons real their traceable, if it's fake ID from a deporty, then theirs know chance ..lastly I reported the insistent to the police about all the post arriving in similar names and unpaid Westminster parking tickets, explaining fraud was taking place in a large scale. Didn't here a thing. You see he kept applying for credit cards, maxing them out and starting again. He used the same name but spelt it slightly differently each time. So Michael became Micheal....clever ah! And Lettings agents or reference companies can't tell a fake driving license or passport from a real one because they don't check it on a database, like a high street bank does with customs, all they do is record the details and numbers on the ID and photo copy it. Waste of time.....Goid luck in chasing your tail.....

Thanks for sharing your experience. your 's is criminal master mind. By the way, what is your insurance cost after you made the claim? Rocketing? I just want to know does trace agents really work or just empty promise?

The rent guarantee insurance premium after the 12 months was the same , plus a little inflation. I didn't claim on my home insurance, I claimed on a rent guarantee insurance policy. It's the same price for everyone regardless of if you claim .ive had two claims, another one straight after. a poor woman with mental health problems just up sticks and buried her head in the sand. So filled out claim form got paid 6 months rent , went to court again, sent in bailiffs again , changed locks again . All free apart from the locksmith and the section 21 and section 8 which I paid for (used a solicitor £175) New tenant again, new policy, premium the same plus a little inflation, because a another year had past. Ptemiums always around £125....your not Penalised for claiming like you are in home insurance, with rent guarantee, these no disclosure about previous claims....that the whole idea of the policy to protect your rent and court costs. I guess they traced the woman, because she was real and had moved back in to mums. But as far as recovering any money , she had no assets . Equals no payment...

Remember they dont pay for the section 21 or section 8 which they insist on both are issued. So use a solicitor. Their are rent guarantee companies that do, but the premium is a lot higher, Lastly you can't buy it if the tenants on a periodic tenancy or theirs a break clause written in the AST....

I used http://www.mcatracing.co.uk. They found the tenant quite quickly, which I had been unable to do through my own efforts. I paid for the lower cost/ longer time option - very reasonable cost. My tenant had simply moved within the UK (owing rent ), and had not used fake name at any stage. Fortunately they did not have any previous CCJ (you can check this easily and cheaply), and I guessed correctly that they did not want to get one.
Leave it 3 months or so after they have gone - give them time to signup for broadband, phone contract, sky etc at their new address - easier to find then.

I managed to recover most of the rent owed, but of course collecting is another story and nothing is guaranteed - you will have to judge your chances before investing in court fees etc.
