Surrender of shorthold assured tenancy
My tenant signed surrender notice on 7th march and agreed to vacate on 31st March.
They say they wont leave now until 31st April.
They are two months behind with the rent.
Can I now evict them or will I have to go down section 8 route.

Your phrasing makes me think your enquiry may refer to a property in Scotland. If that is the case, you should seriously consider becoming a member of the Scottish Association of Landlords. It costs less that £100 a year to become a member and advice thereafter is free.

Hi Mark,the property concerned is in south wales not scotland.The tenant is also making it difficult for me to arrange viewings.
