Agent charged me for for repairs without my approval?

Hi, my letting agent has instructed and charged me for cleaning and repairs without prior agreement and my authorisation, when finding a new tenant.

They just sent me the statement with a deduction of the costs. I’m not even sure all the work was actually carried out. I asked them to get my authorisation prior to the cleaning and repair but no response.

What’s the best way to stop the letting agents and get the money back?

    Look at your contract with the Letting Agent. Is there a maximum noted that they can spend without asking you? Often £250.

    Properties should be cleaned on changeover. Before and after photos?
    Before photos should have been taken on checkout of vacating tenant and before moving in of new tenant.

    Was the property left clean by the tenants? Presuming it was clean when they moved in and the inventory and checkout shows they have left dirtier than when they moved in, the tenants should pay

    Similarly for repairs. Are they damages or fair wear and tear?

    I’d ask the agency for all the paperwork, deposit return etc and look at the evidence.
