What to include in letter of consent to let as joint freeholder?

Hello, as one of three joint Freeholders and a leaseholder of one of the three flats, I’ve been approached to provide ‘consent to let’ to another leaseholder who is currently selling their flat.

I’m unsure about what to include in my letter of consent to safeguard the future use of the flat.  Does anyone on the Property118 have any experience with this?

Any advice or guidance on this matter would be highly appreciated.

Thanks,

Pat

As joint freeholders you are responsible for the common areas : you have no jurisdiction over another leaseholders property who is bound by the conditions in their lease which may or may not allow it to be let.
That is what you write in your response.

The Lease on the flat, and Head Lease if applicable, will detail what use the property can and cannot be used for.

Also the T’s& Cs in the block insurance policy. Some policies do not allow AirB&B or short term rentals or renting to those on benefits.
