Which is the best property management software?

Hello, I am a commercial and residential landlord; I have 60 properties in 5 limited companies and am looking for recommendations for the best property management software to assist me in running the business.

I would like assistance with rent collection, reminders and storage of EPC’s, electric and gas certs, HMO and residential licences, lease renewals and the production of management reports/cash flows etc.

Does anyone have any recommendations? What do other landlords use?

There are quite a few programmes out there and more coming out almost daily it seems. I’v used 3 of them.
Alphaletz will do everything you ask and I used it all last year. However, I’m not comfortable with the bank reconciliation system which can be a bit laborious. It will manage all your certifications, insurances, etc along with your portfolios and tenants. The interface is good too.
Landlord Vision has been around for a long time and does everything you ask and more. It has a pleasant interface and is certainly worth a demo at the very least.
The one I’m using going forward, (at least for the coming tax year), is Lendlord. The interface is more basic, but it does everything I want and more quickly. It also has the option to source mortgages and search for properties which I find very useful too.
If I were you, I’d do a search for property-related MTD apps and shortlist a few, then arrange demos – and I’d do it before the end of the month so I could put the whole of a financial year into it.

I had 18 properties and only used EXCEL and SAGE (I do have a lot of technical computer experience though)

Alphaletz is perfect for this and now has auto rent reconciliation with new Bank Rules. It’s free for the first three properties and very simple to use.

Bear in mind the following

Businesses, self-employed people and landlords will be required: to operate MTD from 6 April 2026 in relation to their trading and property income chargeable to Income Tax and Class 4 National Insurance contributions, if their total qualifying income from these income sources for a tax year exceeds £50,000

So there must at least be proposals for any software to support this

Hi David,

As a landlord, I would highly recommend Re-Leased software as they also integrate with accounting softwares.
Very user friendly system and is also geared towards commercial and residential with the Service Charge management etc

I would suggest requesting demos and assessing what works for you best
