Notice requirements at end of tenancy?

Hello, my tenant’s current rental agreement ends in October. I need to give notice as the house needs modernisation and won’t be habitable.

What are the important things to know? Is there a template notice document? I have an up-to-date gas certificate and EPC. There are no outstanding repairs. Anything else I need to be aware of?

    I was told it had to be in a state of good repair before I could evict ? I’ve since had a major leak and need to completely renovate, but the agent is still saying I need to do it while their in there ??

    S21 needs to be served a minimum of 2 months before the expiry date on the tenancy agreement.

    Hi Nikki
    Is there a requirement for 4 months? I thought it was statutory 2 months. I have no issues with repairs but may want to sell early next year.

    Assuming a 6 month AST.
    The 2 months refers, I understand, to the time of giving notice before end of tenancy.

    You can serve S21 from 4th month of the tenancy.

    You also need
    – Gas safety certificates for whole of tenancy
    – EPC
    – Deposit protection certificate (if relevant)
    – Proof of providing government “How to Rent Guide” at start of tenancy
