The Mayor of London is causing needless fear for renters as he wrongly assumes that everyone in arrears due to COVID-19 is at threat of eviction.

The national body representing landlords has accused the Mayor of scaremongering when he claims that up to a quarter of tenants are in arrears and under threat of eviction.

With the courts due to begin again to hear possession cases from 24th August following a five month suspension, the National Residential Landlords Association is pointing to new polling showing that 95%  of tenants in London are either paying their rent in full or have reached an arrangement with their landlord to avoid arrears. This includes 83% who are paying their rent in full and on time. For the remaining 12% landlords have agreed for tenants to pay less rent or defer payment during the pandemic.

The Association has written to the Mayor calling for greater collaboration between him and private landlords. It is also calling for an end to the rhetoric which is stoking up tensions between tenants and landlords when what is needed is a spirit of partnership and understanding between both sides.

New rules being introduced will mean courts can adjourn possession cases where landlords have failed to demonstrate that they have fully taken account of the impact that the pandemic might have had on their tenants before seeking possession.

Ben Beadle, Chief Executive of the National Residential Landlords Association, said:

“This has clearly been a challenging time for tenants and landlords across London. It is not in anyone’s interests to cause unnecessary anxiety for tenants through making wild predictions about people losing their home.

“The vast majority of tenants and landlords are working well together to weather the current crisis. With new court rules in place, it will be in the interests of landlords to do everything they can to sustain tenancies where possible.

“It is that spirit of co-operation that we need to build upon.”

The fact is there is constantly a call for landlords to understand their tenants position, show flexibility and forbearance and find a middle ground to help their tenants, and yet at the same time there are calls from Labour to introduce a right to buy private rented property (in the last election) We have reduced security deposits that would not cover the cost of a carpet in some areas, A likely ban of section 21. Courts closed to any justice sort by landlords and accusations of sex discrimination if we turn down a benefit tenant because we see increased financial risks. Is it really any wonder that landlords are going to become less flexible?

It seems we must assume that Labour's strategy is to want and to have and enjoy Landlords' product but do without the Landlord? It was ever thus? Sadly for them, LAs will never build enough social or council houses again? So they must learn to live with and love us? Mr Khan, I thought you were an intelligent and decent man. please show it?

What does Sadiq khan do.....To stop bus drivers catching Covid-19 from infected passengers, he seals off the front part of the buses, and allows passengers to board a bus from the middle door so now the passengers cannot pay the fare because the oyster card reader is at the front , so he allows free travel for all, but can he do it for a year? if so why not? and would he not have better protected the bus drivers by sealing off his cabin from the passenger side .... no but after making a tons of loss for Transport for London, he decides to raise London Congestion Charges and introducing other Ultra Low Emission charges or increasing them beyond rate of inflation to make up for losses his policy caused, so now motorist and other essential delivery drivers have to cough up his for his mismanagement . So he can raise Parking charges, congestion charges overnight well beyond rate of inflation , but Landlords are being squeesed to bring rents down....just does not add up does it, and he proposes some kind of rent control on landlords when he seems to think just like any labour Government or council that money seems to grow on trees and passengers can pay what he proposes , as well as motorist can pay what he proposes, may be one reason why many tenants are out of pocket to pay rents...
