This FREE ‘webinar’ is for landlords who own one or more properties in their own or joint names and are concerned about the impact of the Section 24 restrictions on finance cost relief and/or inheritance tax.

The webinar explains how it is possible to hold your properties for the benefit of a Limited Liability Partnership “LLP” without paying CGT or Stamp Duty on the transfers, and how you can appoint your children and even your grand-children or nephews and nieces as Members/Partners.

The benefits of such an LLP structure can include reduced Inheritance Tax on the legacy you wish to leave and income tax efficiency in the meantime, particularly if the relatives you invite to become Members of your LLP are low rate tax-payers.

You may well be aware that persons under the age of 18 cannot own property, but did you know they can become a Member of an LLP at any age? There are a few caveats but these are explained.

The first part of the webinar focuses on a Case Study of a single lady in her early 60’s called Grace.  She is a retired solicitor, has no children of her own but has 10 nephews and nieces between the ages of 14 and 29, to whom she will leave a substantial legacy.

Her property portfolio has net equity of £2,800,000 and makes profits before deducting finance costs of £193,000 a year. This is her primary source of income. Finance costs account for roughly one third of Grace’s expenses.

You might expect Grace to be an additional rate 45% tax payer as well as being badly affected by the restrictions on finance cost relief. However, as a result of the way we helped her to restructure her business she is not. In fact, her net effective tax rate is just 15%, despite the fact she draws £84,000 a year out of the business to live on. Needless to say, Grace enjoys a fabulous lifestyle, but she is also incredibly generous to her friends and family and is considered to be a pillar of her community, where she serves as a Magistrate and is involved in several charities and local community projects.

The Case Study element of the webinar delves deep into the details of Grace’s LLP structure and how a substantial proportion of her legacy will be passed on tax free. We will also explain how her generosity and careful financial planning results in her highly advantageous income tax position.

The second section of the webinar was dedicated to answering as many topical questions as possible, which were posted live by our online audience of UK landlords based throughout the UK and all over the world.
