When people think of commercial property, it’s often seen as the preserve of big institutions or seasoned investors with deep pockets and even deeper knowledge. But it doesn’t have to be that way.

In fact, with the right approach, and the right structure in place, commercial property can be a simple and sustainable path to building wealth.

If you already have a SSAS pension, or you’re considering setting one up, then you’re sitting on a powerful tool that can unlock those opportunities far more easily than you might think.

At WealthBuilders, we’ve helped countless business owners and property investors tap into the potential of commercial property using a SSAS. From our experience, it’s one of the smartest and most tax-efficient routes to recurring income and long-term legacy planning.

How SSAS works and why now might be the perfect time to consider it

Unlike residential property, commercial property often comes with fewer headaches. You’re not dealing with multiple tenants, frequent turnover, or last-minute boiler repairs. Instead, you’re working with businesses, often on long-term leases, who want stability just as much as you do. That means more predictable income, less day-to-day involvement, and better protection against short-term market shifts.

With a SSAS pension in your corner, you have more control and flexibility over how you invest in commercial property. One of the most straightforward strategies is selling a commercial property you already own to your SSAS. Imagine you’ve got a building that your business currently trades from. By selling that building to your SSAS, you’re effectively releasing cash back into your company, which you can use elsewhere and at the same time, your SSAS starts receiving rental income from your business. That income grows in a tax-free environment inside the pension, and your business gets to claim the rent as a tax-deductible expense. It’s a tidy win on all fronts.

You might also consider using your SSAS to buy commercial property that you don’t currently own such as retail units, office spaces, small industrial units and rent them out to other businesses. These tenants often sign five, ten or even fifteen-year leases, giving you a stable income stream that’s hard to beat. And if the lease is structured as “full repairing and insuring,” they even take care of maintenance and repairs themselves.

We’ve also seen clever uses of larger buildings where a SSAS buys a space that’s bigger than the business actually needs. The business then occupies part of the premises and sublets the rest to other tenants. It’s a great way to turn unused space into income. And again, because everything sits within the SSAS, that income is free from income tax and capital gains tax, and the value of the asset contributes to your retirement planning in a highly efficient way.

If you’re more entrepreneurial, you might be drawn to development opportunities. These don’t need to be grand, high-risk projects. We’ve seen SSAS trustees successfully purchase run-down commercial buildings, renovate them into modern office hubs or flexible workspaces, and enjoy both the rental income and the uplift in capital value. All of that growth happens within the SSAS, so you’re not handing over chunks of your gain to the taxman.

Another lesser-known opportunity is lending

Your SSAS can lend money to other property investors or developers, secured against commercial property. This allows you to generate a fixed return, again, tax-free inside the SSAS while supporting projects you believe in. For example, we’ve worked with SSAS members who’ve provided bridging finance for commercial deals or helped developers complete refurbishments. In every case, their pensions benefited from the interest payments, while the capital was secured against real assets.

Now, none of these strategies are complicated, and they don’t require you to become a full-time developer or a commercial property guru. The beauty of a SSAS is that it allows you to step into these opportunities with confidence, control and flexibility. You’re not bound by the limitations of traditional pensions or stuck waiting for fund managers to make the right call. You’re in the driving seat.

And while commercial property is a brilliant focus for many SSAS owners, it’s worth remembering that it’s not the only option. A SSAS opens the door to a wide range of investment strategies—from lending to others, to co-investing in joint ventures, to buying land, and even using the loanback facility to fund your own projects directly. That’s why we think of it as the entrepreneur’s pension.

If you’re a property investor or even just someone with a pension and a desire to do more with it. It’s worth finding out whether a SSAS could be a financial no-brainer for you. The possibilities it creates aren’t just exciting; they’re practical, proven and rooted in decades of legislation that supports business owners to take control of their financial futures.

At WealthBuilders, we specialise in helping people unlock the full potential of their pensions and turn them into tools for wealth creation and legacy building.
