Britain’s best location for renters and landlords in 2025 has been revealed and its success is down to a large and thriving student population and high tenant satisfaction.
According to Property Investments UK, the vibrant northern city boasts a striking 62% of households renting, totalling 133,126 properties.
Landlord success is also helped by a hefty student population of 88,997 – dwarfing Norwich’s 21,375 — and boosted by 2,788 transport links.
The city’s tenant contentment sits at a solid 73%, outpacing Leicester’s, while an affordability score of 7.07 makes it far more accessible than London’s steep 13.51.
With 17% of its residents being young adults and a 65% employment rate, the city is attractive to tenants seeking opportunity and culture.
The firm says: “Manchester’s appeal as a rental hotspot lies in its dynamic mix of culture, connectivity and opportunity.
“The city’s extensive transport network, thriving university scene, and vibrant social atmosphere make it incredibly attractive to renters, particularly young professionals and students.”
It adds: “For investors, these qualities ensure a steady influx of tenants and sustained rental demand, making Manchester a compelling choice for building a property portfolio.”
Norwich clinches second place, with 57% of its households – equating to 36,985 homes – which are occupied by renters.
Its 21,375 university students bolster demand, complemented by 1,219 transport connections, outstripping Cambridge’s 730 by 40%.
A robust 73% employment rate and 64% tenant happiness further enhance its allure.
With an affordability rating of 7.03 and a calmer vibe, thanks to 15% of its population being pensioners, Norwich offers a quieter alternative to Manchester’s buzz.
Oxford shines brightest for tenant satisfaction, scoring an impressive 78% and is home to 46,250 students.
With 53% of locals renting, the city’s steep house prices, which are up 10% to £549,581, push many towards renting.
Meanwhile, London reigns as the nation’s rental giant and is home to more than 1.8 million rental homes.
However, tenant affordability is an issue at 13.51, though its 19,430 transport hubs and a 76% jobs rate keep it a magnet for tenants.
In contrast, Rochford in Essex ranks among the least popular areas for renters with only 19%, or 6,679 properties, rented.
Despite a 72% tenant satisfaction level, its scant 33 transport stops, and 6% young adult cohort make it a haven for homeowners, not tenants.
Fareham and Bromsgrove, both at 21% rental households, charm with satisfaction rates of 84% and 78%, respectively.
They also have affordability figures of 8.97 and 8.72, appealing to those craving suburban serenity.
Solihull dazzles with an 81% tenant approval rating and a youthful 27% of residents aged 18-24, while Stroud tops the charts for young renters, with 26% in that age bracket.
