Tenant has given notice second month of Tenancy Agreement

My tenant moved in on 1st September paid a months rent and deposit. Her rent was due on 1st October but with one thing and another did not receive until the 15th Oct and paid 5 weeks out of 6. It became due again on the 7th Nov but again she asked to pay 5 weeks on the 15th Nov. Tenant has given notice second month of Tenancy Agreement

There are works that need to be done to the property which I am dealing with, however she now states she is not paying rent and has given me a months notice. I’m happy to accept the months notice just to get rid of her but this has been sent to me by text

Where do I stand?
