Smoke & heat detectors legislation for landlords in Scotland

I have just been told that heat detectors are now a requirement in rental properties in Scotland and that smoke detectors are required in more rooms now. 

I have been unable to find any new legislation on this matter.

Could someone please advise me on the legality of this and where to find the said legislation.

    Yes i see what your saying but id say it probably should, its classed as a circulation space and a change of level, it must be positioned properly tho as theres certain distances from light fittings etc so may be tricky. As for the 2nd bedroom comment! thats another example of a letting agent passing on incorrect information! A bedroom doesnt require a smoke detector. The Scottish Government Guidance is as it says guidance and as far as im away there is not a document saying private landlords must alter their rental properties to be inline with the current building regs. The buiding regs were recently revised and they dont state this either! Any new builds, alterations, replacement kitchens etc all fall under the current regs but they cant be applied to unaltered properties. Also why only fire detection?

    Thanks Angela. I have requested a home visit from the fire service to make sure I get this right. I can’t believe I have to put smoke detectors at both ends of the same single stairway. Hopefully they will put me right.

    I’ve read PRHP Scotland’s requirements on smoke detectors. Some people have their own idea of how many smoke detectors are required. PRHP Scotland’s requirements clearly states it is a guidance only. We normally install one smoke in each hallway on both floors and one heat detector in the Kitchen. We’ve been providing this service for our self as well as other landlords in Scotland for some time now we normally charge about £350 for the installing x2 smoke & x1 Heat. However please remember you will also require EICR (Electric Installation Condition Report) once every 5 years. We can provide these for a standards 2 bed property for £150 and £25 for a CO2 Carbon monoxide detectors also a requirement
