Refurbishment to make flats more modern and energy efficient?

I decided to start a refurbishment program to make the Flats more modern and more energy efficient.

I replaced the very old double glazed windows with brand new  A rated ones. Replaced the water heating with A rated one took out the storage heaters and fitted the new energy efficient ones. Refilled the roof with more glassfiber insulation. Now 300mm thick.

Then when I got a new EPC I was worse off!

He spent half a hour explaining the software as not changed in years. My water heater with its A Rating all over got a 1 star. The top of the range windows a 4 star. The new energy efficient wall heaters again low rating. He told me that I would of been better leaving the old ones in .

And the extra glass fibre which is the new rules of been 270 min thickness says 250 mm on the EPC.

If we as professional landlords want and should upgrade our flats we DO NOT want to be worse off on a EPC.

I think that the government will over the years make the minimum standards keep going up a letter.

Let’s hope that the software is updated first.
