Housing benefit tenants are set to lose out on private rented homes as landlords look to tenants less prone to missing rental payments, in order to minimise the impact of last year’s Budget. According to the latest research of 1097 respondents from the National Landlords Association (NLA), 60% of landlords report that the Chancellor’s decision […]

My new letting agents normally sends me a monthly rental statement, but on my May 2016 statement there’s a deduction of £75.00 plus vat. I did received an A4 sheet of paper from the letting agent with the last six months rental and deduction as a tax statement, but thought nothing of it! I questioned […]

Not only does the application form for Liverpool Landlord Licensing fall foul of the Data Protection Act, the scheme rules also fall foul of the De-Regulation Act. I refer to condition 4 of their Landlord License . The Council insist that Landlords issue a section 21 where anti-social behaviour is taking place. Their specified timeline […]

Tenancy Deposit Protection (TDP) schemes are companies approved by the government. They have the authority to govern tenancy deposits and oversee the process of deposit returns, deductions and disputes. Many landlords believe it is okay to let a property to a tenant and not take a deposit. Though in some circumstances it’s okay, it’s not […]

I’ve been contracting through a one-person limited company for 5 years now and have accrued profits that I’d like to invest in Buy to Let properties. I’ve read about setting up an Special Purpose Vehicle (SPV) to invest through, but what I can’t find any details on are the options for transferring the deposit between […]

I have 3 HMOs 2 registered and one I was told was not registerable. I was told by the HMO man from the local council as it was self contained units so we just carried on as we were. I’ve now had a letter from the council/valuation department to tell me that as they are […]

I used an established Letting agent to take on my tenant. However, as she had no references she paid 5 months rent for a 6 month contract. The agency never gained access to inspect, but continued on a one month rolling on contract. I warned the agency I was a month out at the end […]

Has anyone else had a problem with this situation? We let a three bed property on one AST naming the three tenants and the full rental price. The problem we now have is that two of the tenants want to leave and have given their notice, but the third person wants to stay, and is […]

To avoid second (and subsequent property) stamp duty I suggested to my conveyancing solicitor that my partner who has not owned property for several years use my funds to purchase a property (approx £60k) purely in her name and as a cash purchaser. We live together and plan to marry later this year. I have […]

I let an apartment out to a serviced apartment company using a normal AST. The company now unlawfully sublet out to a sister company without my permission, to their clients as serviced apartment rooms. What’s my position if I were to evict? Would it be easier than normal residential tenant eviction? Many thanks Mike
