Apparently, there is still some government work being carried out – Derelict and underused brownfield sites across England will be used to build thousands of new homes – the Department for Levelling Up, Housing and Communities announced 8th July 2022. From today, councils will be able to apply for a share of the new £180 […]

Hi everyone, My tenants were evicted on 30/4/2022 and they left three bikes in the garage. Since then, I have made several phone calls and and sent texts attempting to give notice of a date and time they could come and collect the bikes. However, to date, I have had no reply. The question is […]

Electricians have revealed the 10 most dangerous mistakes that Brits make when attempting electrical DIY at home, with some possibly leading to serious injuries or worse. Almost half (49%) of Brits have meddled with their home’s electrics, so ElectricalDirect asked hundreds of electricians to reveal the most common errors people make, and then rank them […]

If you grant a tenancy for +7 years it has to be registered at HM Land Registry. What will happen, under the new White Paper if it becomes law if tenants stay +7 years? Does the tenancy then have to be retrospectively registered? Is that even possible? Something else the drafters have not thought through […]

With all the political turmoil happening and talk of a possible early general election – I took a look at the latest ‘labour’ manifesto proposals for the ‘private rental sector’: 1. Open-ended rental contracts. 2. Landlord Register 3. Yearly property M.O.T 4. £100,000 fines 5. Possibility of compulsory purchase. 6. Rent increases limited to the […]

We’ve just taken over the right to manage at a block with a porter. The decision to remain with the existing management was taken (not by me as I’d started this process for the obvious reasons – useless and non-communicative management – but I had to go with the vote). We now have the situation […]

This isn’t a moaning landlord post it’s just a very factual train of events as I wanted to share my experience of a civil court hearing yesterday when I was attending after serving a section 8 notice on November 18th 2021. I attended the hearing although the tenant did not despite when being sent the […]

I’ve been reading the Renter Reform Bill White Paper document – 86 pages entitled “A Fairer Private Rented Sector June 2022” and want to draw your attention to a paragraph which may be cause for concern. On page 33 section 3.2 second paragraph it says a new ground will be introduced for landlords who want […]

I’m looking to buy a house in a beach location to become a furnished holiday let, the main reason is to have a house available for my family to use about 4 – 8 times per year. We are a big family and have foster children so going to the same destination is better all […]

For the last month, the freeholder of my property has blatantly refused to supply my conveyancing solicitor (and I) with a copy of the Building Insurance Certificate & Policy to which I am legally entitled ‘free of charge’. Despite daily requests since the beginning of June from solicitors, brokers, lenders, myself, he is still refusing […]

Hello everyone, Please can I ask what you think I should do with a tenant who blocks the underfloor air vents and the letterbox? This must be to stop drafts, but ventilation is more important for health and condition of the property. I have written to the tenants by pigeon post but on a site […]

Post resignations and the revenge sacking of Michael Gove, Boris Johnson has installed his new caretaker governments’ appointments of what must be assumed as temporary Ministers until a new PM is announced in early Autumn. Greg Clark was appointed Secretary of State for Levelling Up, Housing and Communities. He was previously Secretary of State for […]

Instead of resigning along with 50 plus and counting other ministers, Gove was actually sacked as Secretary of State for the Department for Levelling Up, Housing & Communities. The big question for landlords is where does this leave the progress of the Renters Reform White Paper? >> https://www.property118.com/renters-reform-white-paper-full-details-published/ It has been released this morning that […]

New research reveals the UK cities with the most student housing investments made by private landlords.  Student housing tends to offer greater yields due to the cheaper purchase prices and higher rent prices. This means that student housing can still be a good investment even if the property market dips more generally. The study by […]

The income from our five rental properties currently comes to me, as my husband was a higher rate taxpayer, but I would now like to share the rental income with him. I left work last year and then a month later, my husband was made redundant. He decided not to get another job and to […]

We have a vacant flat with a very low EPC (G!), in which we want to install high heat retention storage heaters. Good idea? No, not when British Gas is only making emergency engineer appointments and cannot give me a date for the installation of an Off-Peak Meter. Has anyone else had this problem and […]

Propertymark has conducted a joint online survey with the NRLA, LandlordZone and pets charity AdvoCATS indicating how common pet damage is and how difficult the costs are to recover in the PRS. Click here Out of 537 respondents (this would be skewed due to the nature of the survey) 85.3% of landlords had incurred damage […]

Hi, I’m looking for advice as one of my tenants has today messaged saying they have fallen down the stairs in my rented property. They haven’t advised how/what caused them to fall down, but here is their message “I need to let you know, I went head 1st down the stairs at half 12 last […]

Does anyone have good or bad experiences with induction hobs in HMOs? We are about to refurbish some communal kitchenss in HMOs occupied by working people (not students), and weighing up whether to replace the existing gas hobs with induction hobs. We hope they would be easier to clean and maintain, one less item on […]
