Mayor of West Yorkshire blasts landlords for raising rents

The mayor of West Yorkshire has launched a scathing attack on landlords, in a new interview.

Labour mayor Tracy Brabin has criticised landlords who raise rents in a cost-of-living crisis.

However, she does not advocate for the use of rent controls and instead wants to focus on building more affordable homes. 

Avaricious and greedy

Mayor of West Yorkshire, Tracy Brabin, told Inside Housing magazine: “People are becoming homeless because landlords are putting rents up in order to be in line with market prices, when actually they don’t need it because they’re in a fixed mortgage themselves.

“It just avaricious, and it’s greedy. I would say to landlords that do that, you’re not really welcome in West Yorkshire because it’s not fair. Particularly when the cost of living is squeezing people’s incomes.”

Ms Brabin, whose combined authority covers Bradford, Wakefield, Huddersfield, Halifax and Leeds, added: “A third of all children in West Yorkshire are living in poverty. 200,000 families are using food banks. This is fuelled not just by the cost of living but also rising rents.”

Not thought about rent controls

This year many labour mayors including Sadiq Khan and Andy Burnham have called for an immediate rent freeze to help renters deal with the cost-of-living crisis.

Labour’s Lisa Nandy slapped down the calls for rent controls in June, saying: “Rent controls that cut rents for some will almost certainly leave others homeless.”

Ms Brabin stopped short of joining her fellow mayors in directly calling for rent control powers. She said: “I’ve not thought about rent controls currently, it’s not in the forefront of my mind.”

A spokesperson for Ms Brabin later told Inside Housing magazine that building affordable homes was more important to the mayor.

Retrofit social homes

In Leeds last year at the Holtdale estate, 190 social homes were retrofitted with heat pumps, solar panels and insulation by Leeds City Council and low carbon equipment provider, Equans, at a cost of £9.6m.

Ms Brabin praised the work at the housing estate and said more needs to be done.

She said: “There are 680,000 social homes across West Yorkshire and we have to retrofit them all. So while this programme is really fantastic, and the outcomes are really spectacular, we’ve got to turbocharge that delivery.”

    Aah right, we don’t need it, so tell u what, I’ll charge u cheap rent even though I can sell house & be way better off with money in bank without threat of going prison if tenant takes battery out smoke alarm.

    Last time I checked, airline charged what they could get for that seat.

    They spent £9.6M to retro fit just 190 properties ?? thats £50,500 per property. And then she goes on to say that they need to then do another 680,000 properties. Typical Labour, she doesnt say where her local government are going to get the £34.34 BILLION that it will cost them

    So she thinks services can be provided at a loss ! or the cost borne by someone else.
    She is obviously Labour.
    She should ask her own council why they are not building any council housing, –
    because it can’t ‘ wash its face ‘ yet Private landlords are expected to make a loss, whilst Council costs on PRS continue to increase.

    Brabin was an actress and television writer prior to entering politics, appearing in several British soap operas including Coronation Street, Doctors, EastEnders, Casualty and Emmerdale.

    Her skills, whatever they are, are obviously elsewhere.

    It gets worse.

    I have just read that the 190 homes that benefitted from over £50,000 of public money each are not houses but flats. Seriously?

    £50,000 invested at just 5% would return enough money to more than pay the tenants energy bills.

    No doubt these tenants also benefit from taxpayer help with energy bills – despite their bills having been reduce by up to 70% – according to the propaganda.

    Time for a freedom of information request.

    It is terribly sad to hear a supposedly elected and intelligent local champion mayor talk the way Ms Brabin talked. She demonstrated crass arrogance and sheer ignorance of where the problems lie. How I wish all landlords in her area sell up lock, stop and barrel and let her have egg on her face with the number of homeless families she’ll have to deal with with these misjudged loose talk. I am ashamed to have Ms Brabin as a political leader in our country.

    Tracy Lynn Brabin (born 9 May 1961) is a British politician who has served as the first Mayor of West Yorkshire since the office was established on 10 May 2021. She previously was the Member of Parliament (MP) for Batley and Spen from 2016 to 2021 under the Labour and Co-operative banner.[1]

She was elected for Batley and Spen in an October 2016 by-election after the murder of previous incumbent Jo Cox.
    She was appointed as Shadow Secretary of State for Digital, Culture, Media and Sport by Jeremy Corbyn in January 2020, succeeding former Deputy Labour Leader Tom Watson. In April 2020, new Labour Leader Keir Starmer removed Brabin from the Shadow Cabinet and appointed her Shadow Minister for Cultural Industries.
    She resigned as an MP after winning the 2021 West Yorkshire mayoral election. Her resignation triggered a by-election, which Labour’s Kim Leadbeater won. She is the first ever woman to serve as a metro-mayor.
    Maths and Finance is not mentioned so i conclude its not her strong point.
    but it would appear this lady has held some senior positions in the shadow govt with the LABOUR PARTY. but i struggle to see anything concrete in building the houses which we all agree need to be built.
    most landlords if given the correct long term support, have the skills, knowledge to help build some of the urgent housing required, but it is essential people in power understands the hurdles we landlords have to jump over to acquire mortgages. one is many lenders have reduced the LTV-ie landlords have to find 40% plus purchase costs, from their capital and lenders are also correctly checking the affordability of paying the monthly mortgage interest from monthly rent.
    thats why landlords are having to make these business decisions otherwise when their fixed 2,3 or 5 year mortgage is due to be renewed at the current higher interest rate, the lender maynot renew the mortgage. then the landlord has 2 choices, 1 find more capital to reduce the mortgage and probably at a lower return and may have capital gains tax to pay, or 2 sell up, repay mortgage, pay capital gains taxes and invest the equity in no stress ISA’s and enjoy life.
    OH! and evict the tenants and potentially have another homeless family. is it a PRS landlords responsibility to find the solution to the homeless problem? or politicians. politicians increase the cost of services etc because they are running a business so why cant landlords do the same? the tenant has a choice to stay and pay the increase or find another rental property.
    POLITICIANS have a choice to resign from office and move on without any questions being asked as to why, and someone else has to fill the role, so landlords must have the same choice as to how they manage their business- its not a Charity!
