Seeking advice on selling 3x BTL properties and keeping the freeholds.
What clauses can be written into the lease for Ground Rent and Maintenance that will enable me to make money, are reasonable and will create an asset for later sale potentially.
Property 1 is a standalone 2 bed coach house in a Swindon with 4 garages underneath.
Properties 2 & 3 are joined like a semi detached house but are 2 bed coach houses over 3 floors (garages, entrance/lounge/bed 2/WC, Bed 1/bathroom) with entrance and staircase in the middle.
