Inventory Disputes Could be Reduced, Say AIIC

The AIIC have told landlords again to ensure their inventories are up to scratch, as landlords continue to end up on the wrong side of dispute results.

According to the DPS data, damage to property, cleaning and gardening issues are making up a large portion of the landlord tenant disputes.

Nearly 40% (37%) of the tenant disputes are down to property damage and decoration, presumably with fair wear and tear playing a role in the figure. Although. the AIIC say landlords should refrain from claiming on fair wear and tear.

Cleaning and gardening made up 24% and 7% respectively of disputes during the second half of last year.

AIIC Chair, Pat Barber added “It’ so important for landlords to get the paperwork right at the start and at the end of a new tenancy agreement is vital. We are convinced that landlords could greatly improve their chances of winning a dispute if they were better prepared for a potential dispute.

“It is vital that landlords and agents ensure there is a fair contract in place for a new tenant along with a thorough and detailed inventory. This will enable both parties to be treated fairly and reasonably. Over and over again, we see landlords losing disputes because they can’t provide the right evidence to show that a tenant has damaged the property. “

One way to iron out inventory claims is to inspect the property with the tenant before move in and after signing them out in an attempt to quell disputes early.
