One of the biggest myths in property investing is that you need a lot of money to get started.
Let me tell you right now: that simply isn’t true.
If other people are successfully building portfolios without using their own funds, then there’s no reason why you can’t do the same. The key is understanding how to use creative property finance.
Creative finance is about structuring deals in a smarter way. It’s not about cutting corners or being clever with paperwork. It’s about knowing how to solve problems and create win-win outcomes – for sellers, investors, and for yourself.

By offering them a structured deal – whether that’s a delayed completion, a lease option, or something else – you’re solving their problem. And in return, you get the opportunity to benefit from the deal without needing to put in your own money upfront.
That’s what makes creative property finance so powerful.
One of the most common objections I hear from new investors is: “But I haven’t done this before.”
That’s OK.
The truth is, you don’t need to have 10 properties or years of experience under your belt to get started with creative finance. What you do need is knowledge and confidence.
When you understand how these strategies work, and you can clearly communicate the value you’re bringing to the table, people will listen.
Remember – confidence comes from competence. The more you learn and the more you practise, the more naturally this will come to you.
