HMO investing in Shepperton?

I am looking to invest in HMO for professional in Shepperton borough, Staines/Stanwell/Ashford/Egham. I would be most grateful for advice from anyone investing in the area or has good local knowledge.
1. Good location for HMO?
2. Important factors for professional tenants i.e, being close to Station or good bus links to airport?
3. Any good property meet ups in the area?
