Universal Credit tenant is to be made homeless because the DWP don’t reply. Comply with your rules and pay Landlord directly. How hard is that?

Dear Esther & ICE,

I have a tenant who has been with me approx 14 years. No problems at all.

He is now on Universal Credit through the Govt’s choice & he is about to be evicted. How is that happening?

I have gone through all the correct procedures emailing the UC47 arrears form which many thousands of Landlords ARE SAYING DOES NOT WORK the majority of the time. Why you cannot learn from Housing Benefit & Local Housing Allowance is beyond me. A 2 year old that didn’t go to Eton college where a lot of MP’s went could do better.

I have done Stage 1 & 2 complaints through the DWP & UC-No reply.

ICE told me to contact Susan Parks. She hasn’t replied. Nor has Neil Couling. This could make News at Ten. We are getting full UC service coming to Nottingham Oct 2018. Can you imagine the Homeless bill then!

Enclosed is the letter UC HAS SENT TO TENANT. What is that going to solve. Surely UC & DWP are not that thick to not realise it’s in the tenants best interest to not reply to you, as you will keep paying him all that Taxpayers FREE MONEY free rent, so he can keep spending it on himself.

So Esther, what now? Who is paying the mortgage on this house? You in Govt need to wake up. The harder you make if for Landlord, the harder you make it for tenant. We struggle, they struggle. You will realise that one day. Poverty & Homeless figures shooting up. 2 year old kid could solve it again.
These are peoples lives you are playing with.

ICE, you say to come to you, we have to have referral from Stage 2 complaints. What if Stage 2 don’t reply? That means you never get to hear about complaint ‘cause Stage 2 might as well never reply. They rubbing their hands in Glee. This Process needs changing.

I am also copying in some high strength witnesses independent of the Govt, in case the UC DWP people say they didn’t receive the email in 2 months time when this man is homeless.

I’m on the phone if you need me & contactable believe it or not if you believe that UC letter enclosed. Which by the way asks for my bank details when you are in fact paying ME ALREADY for other tenants, And HB can pay me JUST LIKE THAT with new tenant & have been doing for 20 years as they already have bank details. Why has UC gone back in time 20 years?

I am having an abosulute mare with this ridiculous policy I am owed 1000s never going to get it it’s really affecting my business I don’t take it but you can’t legislate for existing tenants going on it it’s a nightmare. They don’t Back date and refused to pay one tenant direct to me who owes 5000.

I have had the same experience with no replies and not even an acknowledgment so no longer take benefit tenants - who does this help. They refuse to accept there is a problem

The situation is not any better than it was and never will be. Government wont listen to genuine landlords, so much in fact that l am on the brink of offloading all of my properties.
I have tenants who pay half rent because of the new rules and now some who dont pay at all. i am sick of asking council officers to help the tenants as they are close to eviction, all l am told is make sure you evict them legally or they will take me to court. No offer to help the tenants. I have 20 properties which will be going on the market 2 or 3 at a time.
I cannot afford to subsidise tenants any more because of benefit hold ups. Most of my tenants are unemployed or disabled, l feel horrible telling them but l have just had enough trying to balance the books.

This disgusting government have sabotaged our whole industry and are making our lives a misery I am doing the same 3 gone since Xmas more to follow I have 75 units and am shipping about 30 on over the coming years I wouldn’t get into buy to let if I was starting today it’s demoralising.

Good letter Mick, it's just a shame it probably won't be responded to!
As you know I'm in the same boat and it is honestly stressful times!
The last tenant I've had move over to UC neither of us had received rent in last 8 weeks so panic stations I sent UC47's in and rang UC daily waiting over 30 minutes a time to speak to an untrained confused call handler who kept asking if my tenant was with me even though I explained I had permission on their journal and had a UC47 in place... all this just to ensure I got the rent paid to me cuz as we all know if the tenant got it I wouldn't see a penny! I got there in the end and rent is paid to me directly but why make my/our lives so difficult??

Someone somewhere needs to be accountable. Govt ain't getting it, making it harder for Landlord only has knock on effect on tenant.
Yeah that's the thing, they don't think there is a problem.

I advise the same when people ask me now what's houses like. I say I wun't get in, risk of getting fined, no rent coming in, tenant damage. tax changes, the list goes on.

Yes the Council want us to take their homeless tenants, but they won't help us when these same tenants cause havoc.
