I’m only aware of one bad tenants database and I would like to know whether there are any others?

landlordreferencing.co.uk is the bad tenants database I have used in the past, but bad tenants names rarely appear when it is searched. I don’t think enough people know about it, my agents certainly didn’t.

The reason I ask is that I am fuming right now, and I would like to tip off other landlords who are might be unfortunate enough to come across the scumbags who have completely wrecked one of my properties.

Thankfully, they have served me notice that they intend to move out next moth. Apparently their marriage has broken down.

One year ago I refurbished the property; brand new kitchen, oven, flooring, bathroom, decorated, patio laid and gardens tided up etc. I even had a positive input ventilation system fitted.

When they served notice my agents went around to take pictures with a view to re-marketing the property. The sate it is in is unbelievable. Apparently, they “couldn’t afford to put the heating on”. There is black mould everywhere, even on the UPVC doors and windows, so it is obvious they have never cleaned them. The carpets are ruined, the window sills are blown due to condensation from the windows having never been cleaned. Grout and silicone in the bathroom is black and the state of the toilets looks like they haven’t been flushed, let alone cleaned for 12 months. In regards to the carpets, my agents said she wanted to wipe her feet when she left the property. You can but imagine what the state of the gardens are in. Clearly they have never come across the concept of cutting the grass or scrubbing the patio. Oh, by the way, there is a hole in the back of one of the new kitchen units and mould growing in  the others. If Shelter ever wanted pictures of a run down house, this would be ideal for them. Naturally they would blame the landlord of course!

I know my tenants don’t have much money but I am going to make a claim via MCOL for the damage they have caused anyway. If I can get a CCJ against them, hopefully the tenant referencing companies used by other landlords and agents will at least pick up on that.

My question is this; apart from the Landlord Referencing website, which seems like a great idea but seldom used, are there any other bad tenant databases I can put these tenants details on to warn other landlords?

Before anybody asks, yes professional referencing was done and both Rent Guarantee Insurance and Legal Fees Protection was purchased. Neither help me in this situation though. They have always paid the rent, the problem is they they obviously like like hermit slobs!

Tenants RegistryNever respond to emails despite repeated attempts.

Cant list dual or more tenants, just one per property

Have a look at our Very new initiative that we're looking to expand. An Instagram account called ' Tenants Behaving Badly ' where landlords can send photo's of damaged propeties for uploading. See the links that explain more and please do give us feedback on this.
The idea is to have a Central place where publicity to the woes of tenants can balance the constant negativity by the media towards landlords.

Simple solution: don’t have tenants! Pick rich students and make them pay one year up front! Check that they have serious homes to go back to. Thus you will not be making them homeless when the term ends!
Or: put someone in charge and use 3 bedrooms for a cheap B&B. Same money: no tenants.
Best result: you reduce the PRS and give councils bigger headaches:
Result: joy!!

There is NO bad tenants database, I worked for a credit referencing agency and only they have the legal permission to store details of bad credit (ie CCJs). There is no database that say the tenant trashed the property or missed 10 payments of rent, that would actually be against GDPR
