Depending on age, I would charge them around 50%, my experience has shown me "letting it go" other things accidently break. A shower cubicle should last around 15-20 years. A shower encloser from someone like Howdens would cost around £200-250...

I always increase the rent every year, prices always rise. Saying that, my increases have varied between £15/month to £80/month. This saves any difficult conversations after no rise in a few years and yes I negotiate but they expect a...

I am sure there are a few PRS properties that are below an EPC E grade BUT in my experience there are vastly more council & HT homes that are lower than an E. I know 2 HT tenants that...

Don't forget Holding deposits must be no more than the equivalent than 1 weeks rent and retaining it by setting a deadline is highly dubious, rent must of been around £900/month

Social Landlords have there own directly employed gas fitters, electricians, handymen Etc so its easy for them to deal any issues that come up. The average private Landlord has to deal directly with contractors who may not be available.

As others have said, when you enter the premises, take someone with you, maybe from the estate agency holding the keys. I would enter and photograph/videos everything, with a date and time stamp. Worst case is the tenant comes back...

Leeds BS have come up with a new concept, their SVR is 6.99 and B2L SVR is 7.29%. This is current and I expect it to go up when the BofE new rate is applied. From time gone by, 12...

As already mentioned, I would alert them to the possible issuing of a CCJ and make them a cash offer to move out, but get them to sign an agreement to this deal. Otherwise you are looking at a lot...

In general and I think in law, the Landlord of an HMO is responsible for the CT. However if it was a single family moves in unless you have informed the council of this it is still the landlords responsibility....
