I can’t see how this can work and even if it did it’s way too risky. Either stick to regular AST or use as short term holiday. I can’t see how a hybrid of this would be of any benefit....
My understanding is that if a valid notice is served by the Landlord and the tenant does not leave then the council can sit on their hands however if the landlord gets an eviction order from the court then the...

How does installing solar to a property with gas really help with bills? During the summer hardly any electricity is used just “exported”, which if forced i would take the SEG payments not the tenant as its my investment. During...
Reply to the comment left by Jo Westlake at 05/02/2026 - 14:51LLV is great if you signed up before 2023 however the newer MTD version is too expensive for non portfolio landlords. Hence why I suggest for some that self...
Agree jointly owned is a pain. I think quarterly vs yearly is more efficient anyway and maybe the bigger scope from HMRC is to move to a quarterly model once all systems are in place. Perhaps this is their future...
Personally I don’t really see this as much of an issue. I’m confident self-managing and booking keeping anyway and need to submit annually regardless. Yes it’s pointless submitting every quarter but if you do this yourself wouldn’t it make sense...
This whole article makes no sense to me. Too many unanswered questions. Suggestion is get an eviction specialist as likely abandonment. Once you get possession, tidy up and sell. RRB is going to make it so much harder, strongly suggest...
Failing to see the link between rent in advance = grow. If the landlord is loosing up checks just because they are offering rent in advance then on their head be it. Grow can be monthly too.

Since when was “first come, first served” discriminatory? If truly the same then it goes to the first person, that’s surely a defendable position? What am i missing?
How will the potential tenant know of the other potential tenants existence to complain and more so if they are like for like? Common sense dictates that if they are truly the same then its a first come first serve...
I’ve said this before. Replacing gas with ASHP is bonkers. Gas network will introduce hydrogen mixes. Gas is cheaper. ASHP is great for new builds and removing heating oil / bottled gas. Even then the fabric of the property needs...
Yes been thorough this and just to add the tree that was causing mine was a TPO so massively extended the timeline and required planning permission to be finally felled.
OP clearly ruled out ASHP and I can see why in this situation. If you’re building from new and want to protect for ASHP then water UFH in all rooms without radiators would in my view be a better choice....
